Property Condition Surveyor
📍 Cornwall (Mileage paid) Flexible & hybrid working

Salary: £36,537
Contract: Full-time, Permanent

The Role

Our client is seeking a proactive and customer-focused Property Condition Surveyor to join their Property Services team. Reporting to the Property Services Manager, the successful candidate will play a key role in delivering a high-quality surveying service across housing stock, supporting a zero-tolerance approach to:

  • Damp, mould and condensation
  • Disrepair
  • Stock and estate condition
  • Energy performance

This is an excellent opportunity to contribute to maintaining safe, compliant and energy-efficient homes, while supporting the development of future planned maintenance programmes.

Key Responsibilities

  • Conduct stock and estate condition surveys, forecasting lifecycle costs and supporting asset management planning.
  • Diagnose and specify remedial solutions for damp, mould and condensation issues.
  • Undertake disrepair inspections, identifying root causes and recommending corrective works in line with current legislation.
  • Carry out (or undertake training to deliver) EPC assessments to support energy improvement programmes.
  • Maintain and update asset management databases, including recording asbestos where identified.
  • Post-inspect works to ensure quality, compliance and value for money.
  • Liaise with contractors and internal teams to ensure works are delivered on time and to the required standards.
  • Act as a first point of contact for technical issues, resolving operational challenges effectively.
  • Provide professional advice to management and technical guidance to colleagues.
  • Ensure full compliance with Health & Safety legislation, CDM regulations, financial procedures and governance requirements.
  • Promote a culture of "first time right", continuous improvement and excellent customer service.

The role requires direct engagement with tenants, ensuring they are kept informed throughout works, responding professionally to complaints, and referring safeguarding or welfare concerns appropriately.

About the Candidate

Our client is looking for a motivated and detail-oriented professional who is passionate about delivering safe, high-quality homes.

Essential:

  • HNC in Building Construction (or equivalent).
  • Experience carrying out building surveys and stock condition surveys.
  • Experience diagnosing and resolving damp and mould issues.
  • Strong IT skills, including asset management systems and MS Office.
  • Knowledge of health & safety responsibilities and relevant housing legislation.
  • Excellent organisational, problem-solving and communication skills.
  • Ability to manage competing priorities and work independently.
  • Commitment to equality, diversity and inclusion.
  • Ability to travel across Cornwall.
